The Property
This desirable corner property is located in the
historic area of
Flagstaff,
Arizona, on the south side of downtown, a block and a half south
of the Visitor
Center
and Chamber of Commerce, and two blocks north of the Northern Arizona
University campus and the
new
High Country Conference Center
(see
map). The property is 125 by 83 feet, and

Originally built in the mid-'60s, the building is
solidly constructed of 12-inch deep concrete block with concrete floors and
steel trusses. It was remodeled
in 2001 as a fine art gallery/studio/living quarters combination, including
up-graded ADA bathrooms and
electrical system, new security system, windows, and custom doors, and a new
split-face block facade. The street and sidewalk were newly repaved in
Fall, 2010.
The first floor (4000 sq ft) houses two
gallery/showroom spaces, storage and office areas (1800 sq ft), and an open area
(2200 sq ft) which is currently used as a studio, but could easily serve as
additional gallery space, warehouse space or a meeting/event room.
The first floor includes two handicapped-accessible bathrooms. The
second floor (1200 sq ft) is a fully equipped living space with full
bathroom, kitchen, laundry room, a spacious bedroom, and a beautiful large
living room with windows facing the San Francisco Peaks. This is a truly unique building.
The
Area
Flagstaff is the
county seat of
Coconino
County, and is the largest city in northern
Arizona, both in population (around 62,000) and in
area (approximately 64 square miles).
In the middle of the Coconino
National Forest,
Flagstaff
enjoys four seasons. It is
located at the base of the
San Francisco Peaks,
which provide skiing in the winter and hiking year-round.
Flagstaff
is a crossroad of two major highways, I-40 and I-17, and historic Route 66,
and is a stop for cross-country train service.
It is the gateway to the Grand Canyon,
Sunset Crater, and other major Arizona attractions, is a short drive from
Sedona through
beautiful
Oak Creek Canyon, and is just two hours north of
Phoenix.
